How do people search for roofers beyond the map pack?

Three things stand out.

  1. Repair and replacement are different searches with different buyers. A site with one "roofing services" page competes for neither.
  2. Cost searches are large and winnable. "Roof replacement cost" has an Ahrefs difficulty of 22, far below the 65 for "roof replacement". An honest page with local price ranges and what drives them can rank where a bare service page cannot.
  3. National numbers are a guide, not a target. You will rank for "roof replacement" plus your city, not the national term. The national volume tells you which pages to build first.

What technical setup is specific to roofers?

Schema. Schema.org has a RoofingContractor type. It sits under HomeAndConstructionBusiness, which sits under LocalBusiness. Use it on the home and contact pages with your name, address, phone, hours and service area, and add Service markup on each service page. Our LocalBusiness schema starter pack has the fields.

Photos. Roofing sites carry more images than most: drone shots, before and after sets, close-ups of damage. Uncompressed galleries slow a roofing site down on a phone. Resize, convert to a modern format and load images only as the visitor scrolls.

Estimate and inspection forms. Many roofers embed a scheduling or instant-estimate tool from their CRM. Check that it loads on mobile data, that it does not block the rest of the page, and that the phone number is still tappable above it. A homeowner standing in a wet hallway will not wait for a widget.

Storm pages that stay up. Keep one permanent storm damage page and update it after each event. Building a new page per storm and deleting it later throws away the ranking each time.

Where do roofing links come from?

Roofing has good link sources that most contractors never claim.

  • Manufacturer contractor programs. GAF, Owens Corning and CertainTeed each run a contractor network with a public "find a contractor" directory. If you hold the credential, your listing should be complete and should point to your site.
  • Associations. The National Roofing Contractors Association and state or regional roofing associations publish member directories.
  • Directories homeowners use. The Better Business Bureau, Angi, Houzz, Yelp and Nextdoor. Their value is as much trust as ranking.
  • Suppliers and distributors. Local supply houses sometimes list the contractors they work with.
  • Local press and community. A reporter covering hail damage needs a local roofer to explain what homeowners should check. Youth team sponsorships, a chamber of commerce listing and a donated roof for a local nonprofit earn real local links.

Which rules apply to roofing marketing?

Roofing rules vary by state. We are not lawyers, so treat this as a list to check with your state, not legal advice.

  • Licensing is uneven. Florida regulates roofing contractors under Chapter 489 of the Florida Statutes, through the Construction Industry Licensing Board and the Department of Business and Professional Regulation. Other states handle it differently: a 2025 Texas House bill analysis said Texas did not then require a state-issued license for reroofing contractors. Show whatever number your state issues, and link to the state lookup.
  • Pennsylvania registers home improvement contractors. The Pennsylvania Office of Attorney General says contractors covered by the Home Improvement Consumer Protection Act must register with that office and include the registration number in advertisements, contracts, estimates and proposals. That includes a website.
  • Deductibles and claims. The Texas Department of Insurance states that it is illegal in Texas for a contractor to offer to waive, rebate or absorb a policyholder's deductible, citing Business and Commerce Code 27.02. It also states that a roofer doing the work may not act as a public insurance adjuster, citing Insurance Code 4102.163. Other states have their own versions. Phrases like "free roof" or "we cover your deductible" do not belong in your copy.
  • Manufacturer names. Use GAF, Owens Corning or CertainTeed credential names and badges only if you hold them today, and check each program's rules before using its name or badge.

Who is this a good fit for?

  • Companies with real project photos and a willingness to share them
  • Owners who will answer a few questions about recent jobs for each page, about 10 minutes a page
  • Roofers who already rank on the map and have run out of room to grow there

Not a fit:

  • Storm crews that move from market to market without a permanent address
  • Anyone who wants a guaranteed number one ranking
  • Companies that want 50 near-identical town pages published in a week

Should a roofer keep a storm damage page up all year?

Yes. Keep one permanent storm damage page and update it after each event. A page that already ranks is ready when the next storm comes. A new page published that week has to start from nothing.

How long does SEO take for a roofing company?

Map grid movement usually shows in 1 to 3 weeks and top 3 map positions on competitive terms in 30 to 90 days. Content takes 3 to 6 months for steady gains, so pages for storm season should go live well ahead of it.

Should a roofer have separate pages for repair and replacement?

Yes. Ahrefs shows about 63,000 searches a month in the United States for "roof repair" and about 110,000 for "roof replacement", and the buyers want different things. One page cannot answer both well.

Can I rank in towns where I do not have an office?

On the website, yes, with area pages built from real jobs in each town. In the map pack it is harder, because Google ties map results closely to your verified address.

Do you guarantee rankings for roofers?
